Almost every industrial project in Bangladesh begins with the same question: should the building be a pre-engineered steel building (PEB) or a reinforced cement concrete (RCC) frame? Both systems are proven here, both can be designed to the Bangladesh National Building Code (BNBC 2020), and both have strong advocates. The right answer depends on what the building has to do — not on habit.

How the two systems work

A PEB uses tapered, built-up steel portal frames as the primary structure, with cold-formed Z or C purlins and girts as secondary members, and profiled colour-coated sheets for roof and walls. Members are fabricated in a factory to exact sizes and bolted together on site.

An RCC frame uses cast-in-place concrete columns, beams and slabs reinforced with deformed steel bars. It is built floor by floor on site using formwork, and the walls are usually brick or block infill.

Side-by-side comparison

FactorSteel PEBRCC frame
Typical useSingle-storey production halls, warehouses, sheds with mezzaninesMulti-storey factories, office blocks, heavy-floor-load buildings
Clear spanVery large column-free spans are routineEconomical spans are shorter; large spans need deep beams or post-tensioning
Construction speedFast — fabrication runs in parallel with foundationsSlower — each floor waits for formwork, casting and curing
FoundationsLighter, because the structure is lighterHeavier; often piled on soft ground
Future expansionEasy to extend by adding baysPossible but needs planning from day one
FireSteel needs fire protection strategy for longer fire ratingsConcrete has inherent fire resistance
MaintenancePaint and sheeting need periodic attention, especially in coastal areasLow routine maintenance if cover and concrete quality are good

Where the cost difference really comes from

Comparisons of "cost per square foot" can be misleading because the two systems put money in different places. For a single-storey production hall, a PEB is usually the more economical choice: the steel tonnage is modest, foundations are lighter and the programme is shorter, which means earlier production and earlier revenue.

As soon as you need several storeys, heavy floor loads (for example, stacked textile machinery) or long fire-resistance periods, RCC becomes competitive or cheaper — because concrete floors are needed anyway and the frame can carry them efficiently.

The main cost drivers to compare are:

  • Steel tonnage and steel price — for PEB, the price per tonne of fabricated and erected steel moves with the international steel market.
  • Rebar and cement prices — for RCC, these two items dominate the structural cost and can move sharply within weeks.
  • Foundation type — piled foundations on filled or low-lying land can change the comparison significantly.
  • Programme — every month saved is a month of earlier production.

Performance in earthquakes and storms

Both systems can perform very well when correctly designed and detailed. Lightweight steel structures attract lower seismic forces because seismic load is proportional to mass. RCC frames depend on ductile detailing — closely spaced ties in columns, proper lap locations, and strong-column/weak-beam design — to survive strong shaking. For PEB, wind uplift on the roof and the connection of sheeting and purlins deserve particular attention, especially in coastal districts.

A simple decision guide

  • Single storey, large column-free floor, fast start needed → PEB is usually the strongest option.
  • Three or more storeys, heavy floor loads, or long fire ratings → RCC usually wins.
  • Production hall plus office block → consider a hybrid: PEB shed with an RCC administrative or utility block.

Compare your own numbers

The best way to settle the question is with real quantities for your building. Our Quick Budget Calculator gives a first budget range for a PEB or an RCC building on the same floor area, and EstimatrixBD builds the full preliminary bill of quantities. For a project-specific comparison, our engineers can prepare concept designs in both systems and price them side by side.
