Non-Destructive Testing (NDT) for Concrete Buildings: Methods, Uses and Limits

To assess an existing building, engineers need to know what is inside the concrete: how strong it is, where the reinforcement is, and whether the steel is corroding. Non-destructive testing (NDT) answers many of these questions without damaging the structure — and, combined with a limited number of core samples, gives a reliable picture of the whole building.

Rebound hammer

A spring-loaded hammer strikes the concrete surface and measures the rebound. Harder, stronger surfaces give higher rebound numbers. The test is quick and cheap, so hundreds of readings can be taken across a building.

• Good for: comparing concrete quality between members and floors; identifying weak zones.
• Limits: measures only the surface layer; affected by carbonation, moisture and surface finish. On its own, it is not a reliable measure of strength — it must be correlated with cores.

Ultrasonic pulse velocity (UPV)

An ultrasonic pulse is sent through the concrete between two transducers. The speed of the pulse relates to the density and integrity of the concrete.

• Good for: detecting internal voids, honeycombing and cracks; assessing uniformity.
• Limits: affected by reinforcement in the path and moisture content; strength estimates need calibration.

Ferro-scanning (cover meter / rebar locator)

An electromagnetic scanner detects reinforcing bars beneath the surface, showing their position, spacing, approximate diameter and depth of cover.

• Good for: verifying reinforcement against drawings — or establishing it when drawings are missing; checking cover for durability.
• Limits: accuracy reduces with congested reinforcement and deep cover; bar sizes should be confirmed by limited exposure.

Concrete core testing

Cylindrical cores are drilled from selected members and crushed in a laboratory. This is technically a partially destructive test, but it is the most direct measure of in-place concrete strength.

• Good for: establishing actual concrete strength for structural analysis; calibrating rebound and UPV results.
• Limits: number of cores is limited to avoid weakening members; core locations must avoid reinforcement and be repaired properly.

Half-cell potential and carbonation tests

Half-cell potential mapping indicates the probability of active reinforcement corrosion. Carbonation depth tests, using a phenolphthalein indicator on freshly broken concrete, show how far carbon dioxide has penetrated toward the steel.

• Good for: durability assessments, buildings with rust staining or spalling, coastal and industrial environments.

Combining methods

No single test tells the whole story. A sound testing programme uses broad, quick NDT to map the whole building, then targeted cores to calibrate the results, and ferro-scanning to confirm reinforcement. The results feed a structural analysis model that checks every member.

Standards

Tests should be performed and reported to recognised standards — for example, ASTM methods for rebound number, pulse velocity and core testing — so results are traceable and defensible.
